Happy New Year to my Fellow Owner’s, As the holidays have come to a close, and the New Year has begun, it is indeed a good time to take a close look at the property at Point Pleasant. The first quarter’s PPVOA board meeting was held on property on January 14, 2006. It is positive for you to note that all board members took the time to attend this meeting, and to contribute to the improvement of the resort property. Since we did add some new faces both as owners and as board members, I would like to take a moment to inform you of the current board members. I am Lew Wilson, and I will be serving as your PPVOA board president. Walter Oliwa is the vice-president. Brooke McCauley is the treasurer and secretary. Other members serving include: Tim Reynolds, Bruce Watson, Louis Flori, and Bruno Battistoli. A special “thanks” goes to each of these folks for the work they have and will do on the behalf of all the owners. Some immediate concerns that were discussed included the parking problems that have and will continue to plague the resort. Several ideas came up, however it was decided that Louis Flori would continue to negotiate for a parking area at the Wyndham, and there would need to be costs assigned to units/owners for long-term parking needs. The owner’s were thanked by Gary VanOosten- on behalf of each of the PPVOA employees for the turkeys which were distributed at Thanksgiving and the bonuses that were received for Christmas. The board expressed sincere gratitude to Gary for the work he and his staff have done to improve our property. The board was especially happy to hear that some assistance was now available to Gary with the hiring of Austin Fields as the new PPVOA maintenance supervisor. The members of the board were given a copy of the report from the Burn’s engineering consultants. The news is good! We had a faulty meter, which is being replaced, and a $78,000 credit was issued to Point Pleasant by WAPA due to meter reading errors. Our current bill is just $22,000. In addition to the immediate savings, the consultants made several comments which could help to increase our electrical productivity-of which many of the recommendations are already in process, We learned of several capital projects that are in process- including concrete work, roofing, and railing repairs. Of course there will be some additional capital projects involving the waste treatment plant and the water plant in the future. These repairs/updates will be needed to continue to provide these services in an efficient and cost effective manner. Our financial situation continues to look positive thanks to all of the owner’s who have contributed to the future of our property. Units are continuing to be sold at premium prices. In closing I would just like to say what an honor it is to be serving as your board president. I look forward to working with the rest of the board members, and the owners, to continue to move Point Pleasant forward, and to provide a bright future for all of us who own a portion of this property.
