Happy New Year to my Fellow Owner’s,

With the holidays behind us, and a wonderful New Year to look forward to, it is indeed a good time to take a close look at the property at Point Pleasant.  The first quarter’s PPVOA board meeting was held on property on January 27, 2007.  The meeting was well attended by both the board members and various owners who came to offer their input and make suggestions.

As of our October owner’s meeting, we do have a couple new members on the PPOA Board of Directors so I will take the time to introduce (or re-introduce) the members.  I am Lew Wilson, and I am serving as your PPVOA board president.  Bob Glover is the vice-president.  Brooke McCauley is again serving as the treasurer and the secretary is Bruce Watson.  Other members serving include:  Tim Reynolds, Bruno Battistoli, and Don Reed. I would like to extend a special “thanks” to each of these gentlemen for the work they have and will do on the behalf of all the owners.

Insurance coverage for the property continues to be an issue both with the owners and at the board meetings. I have and will continue to work very closely with the local companies to ensure that the coverage we have is adequate for the property we own.

Alternate energy sources including tank less hot water heaters, back-up generator, and wind power continue to be a topic of discussion. Please be sure to read over the minutes of the board meeting to see all the efforts that Bruno has put into a possible wind power project.

The year started out with many aches and pains with both the water treatment plant and the waste treatment plant. These unexpected repairs have consumed both manpower and financial resources that were not anticipated so early in the year. They have forced us to do some maintenance that we had hoped to put off until later in the year.

We also received an update on the capital projects that have been completed including Phase I of the painting with Phase II to begin after the high season (in June or July). All but four of the pathways have been replaced, and we are moving forward with sign replacements. If you have not been to Point Pleasant in awhile, you can sure notice the changes and upgrades to the property.

Our financial situation continues to look positive thanks to all of the owner’s who have contributed to the future of our property.  Units are continuing to be upgraded with new tile, new bathroom fixtures, and new split A/C units. Please be sure to check with our Property Director to be sure your upgrades conform with our by-laws.

We are still looking forward to railings being replaced, and have been looking at samples from multiple vendors. This will be one of the biggest upgrades to the property and will certainly make a statement as to how the property is viewed.

In closing I would just like to say what an honor it is to be serving as your board president.  I look forward to working with the rest of the board members, and the owners, to continue to move Point Pleasant forward, and to provide a bright future for all of us who own a portion of this property.
